Seller concessions and rate buy down, here in Snohomish county and how they can help with affordability
In today’s Snohomish County real estate market, seller concessions have become an increasingly important negotiating tool for buyers. With more inventory and homes taking longer to sell than during the peak competitive years, buyers may have opportunities to negotiate closing costs, repairs, prepaid expenses, or mortgage rate buydowns as part of their offer.
A seller concession allows the seller to contribute money toward certain buyer expenses at closing. One of the most valuable uses can be a mortgage rate buydown, where seller funds help reduce the buyer’s interest rate either temporarily or permanently. Instead of negotiating only on purchase price, buyers can structure an offer around the costs that have the greatest impact on their budget.
New construction is a great example of how prominent incentives have become. Nationally, roughly 60% or more of homebuilders have been using buyer incentives in recent months, including rate buydowns, closing-cost credits, upgrades, and price reductions. Many builders prefer offering these incentives rather than substantially reducing their advertised home prices.
The biggest benefit is affordability. A seller credit toward closing costs can reduce the amount of cash a buyer needs upfront, while a rate buydown can lower the monthly mortgage payment. For some buyers, putting $10,000 toward a rate reduction may provide significantly more monthly savings than simply reducing the purchase price by $10,000.
In today’s market, the best negotiation isn’t always about getting the lowest price—it’s about structuring the purchase to create the lowest overall cost and most comfortable monthly payment.
