For the past several years, buying a home in Snohomish County often meant competing with multiple offers, making quick decisions, and sometimes giving up important protections just to have a chance at getting a home. Today’s market looks different, and for many buyers, that creates opportunity.

A buyer’s market develops when buyers have more choices, more negotiating power, and less pressure to make immediate decisions. One of the biggest factors is increased housing inventory. When more homes are available, buyers can compare properties, neighborhoods, condition, and pricing instead of feeling forced to compete for the first good home that becomes available.

Homes also tend to stay on the market longer in a buyer-friendly environment. Longer market times can create motivated sellers, especially when a property has been listed for several weeks or has already experienced a price reduction. This can give buyers more room to negotiate not only the purchase price, but also repairs, closing costs, interest-rate buydowns, home warranties, and other seller concessions.

Another major difference is the reduction in bidding wars. During an extremely competitive seller’s market, buyers were commonly offering above asking price, waiving inspections, covering appraisal gaps, and limiting contingencies. In a softer market, buyers may have the opportunity to keep important protections in their offer while still negotiating favorable terms.

Price reductions and homes selling below their original asking price are additional signs that buyers have increased leverage. When new listings are coming onto the market faster than homes are going under contract, sellers have to compete harder for the attention of qualified buyers.

Higher mortgage rates have also slowed some buyer demand. While rates certainly affect affordability, they can also create opportunities for buyers who remain active. Fewer competing buyers can mean better prices, seller-paid closing costs, rate buydowns, and time to carefully evaluate a home before making an offer.

The important thing to remember is that real estate is local. Snohomish County is made up of many different cities, neighborhoods, price points, and property types. A home in Marysville may experience different market conditions than one in Edmonds, Everett, Snohomish, Lake Stevens, or Arlington.

For buyers who have been waiting on the sidelines, today’s more buyer-friendly market may provide something that was difficult to find just a few years ago: choices, negotiating power, and time.

The best opportunity is not simply finding the lowest price. It is finding the right home and using current market conditions to negotiate the strongest overall terms possible.
